Buying a new home is exciting. And while the home’s appearance is the first thing that attracts most people, it’s essential that you do a closer inspection before you’re ready to hand over your money.

Look for these things before you sign on the dotted line.

Check the Age of the Roof

Before you agree to buy a home, do your best to determine when the roof was installed or updated.

Also, it’s vital that you perform an inspection of the roof yourself to check its health.

During your inspection, you want to check to see if the roof has any missing shingles, warped edges, or presence of mold. These are signs you can’t afford to ignore. At best, any of these red flags should be brought up during the negotiation so these problems should be dealt with sooner rather than later.

Check the Ventilation

If the surface of the roof looks to be in good shape and you don’t see any evidence of water damage, go ahead and check the ventilation system. Having an adequate ventilation system is essential to regulating temperature, and preventing moisture and mold build up. An effective functioning ventilation system goes a long way to save you money over time.

Check the Drainage System

Having a tip-top drainage system is crucial to the health of your roof. An inadequate or clogged system means water damage can occur, which can lead to expensive roof repairs and dangerous mold in your home.

If you’re unsure or don’t know how to test the drainage system yourself, getting a professional in to assess the system is money well spent. A professional will also determine whether the current system is adequate for the home’s needs based on the location and the climate.

Look for Leaks

Water damage in your home is a sign that there could be a problem with the roof. A leaky roof means the chance that harmful mold and mildew will build up over time, which can make you or your family sick. While you’re checking the roof for leaks to repair, it’s also a good idea to check the chimney and the plumbing too. If you can’t detect any leaks, call in a professional to assess how severe the damage is and what the price for repair could be.

Check for Mold and Fungus

As stated, water damage can lead to the buildup of mold and fungus, both of which can be harmful to your family and pets. Check the basement and the attic for the presence of these because it means that you have a leak somewhere in your home.

Check your Downspouts

One last thing to check are the home’s gutters and downspouts to ensure they’re free of clogs. A healthy downspout and gutter system is essential for keeping damaging water away from your home and your home’s foundation.
